Terms and Conditions
DEPOSIT
To secure any property a deposit equivalent to a months rent is
payable this is non refundable unless your application is refused.
The deposit is refundable at the termination of the tenancy in accordance
with the tenancy agreement and subject to any deductions. Please
note that interest is not paid on deposits held.
Accommodation is considered unlet until deposits are fully paid.
RESTRICTIONS
Restrictions may apply to certain properties i.e. relating to pets
and smokers, or the deposit may be increased accordingly. All applicants
must be over 18.
AGENCY FEES
City Property Lets Ltd charges 33% + VAT of a full month's rent
agency fee upon acceptance of any accommodation provided either
directly or indirectly by City Property Lets Ltd. This amount is
required to cover adminstration costs, costs of credit references,
other references and all necessary paperwork.
STUDENTS ONLY
Guarantors may be required under certain circumstances i.e. for
students, guarantors are reminded that they will be signing a legally
binding document and must be aware of their obligations should tenants
default on their payments or if the property is damaged.
PROPERTY DESCRIPTIONS
City Property Lets Ltd undertakes to give a reasonable description
of properties and contents, but will not be held responsible for
any errors or omissions.
INSURANCE
Contents insurance is a requirement of the tenancy agreement.
KEYS
Keys to the property will not be released until all paperwork has
been completed i.e. all parties to the tenancy agrement have signed,
standing orders completed, references obtained, guarantor forms
returned and all initial payments made.
TENANCY AGREMEENTS
A Draft copy of the tenancy agreement is available at City Property
Lets Ltd offices or by fax. Should you have any queries regarding
the agrement please seek independant legal advice prior to signing
the agreement.
An administration charge will be made of £50.00 plus vat
per person, for drawing up a new tenancy agreement at the expiration
of the initial term.
Stamp duty may be payable on a tenancy agreement. The tenant is
strongly advised to contact their local stamp duty office. it is
the tenants responsibility to ensure that any stamp duty due is
paid.
NOTICE
Should a tenant need to serve notice prior to the termination of
the tenancy then they may be held liable for re-letting expenses
incurred.
City Property Lets Ltd reserves the right to make additional charges
should rent payments be 14 days late or more as appropriate, i.e.
to cover the cost of additional administration and court costs,
or any other costs incurred in dealing with breaches of the tenancy
agreement. Our hourly rate will be £40.00 per hour. Refunding
of overpaid standing orders may also incur charges. Other charges
maybe levied for copy tenancy agreements, references for mortgage
companies as necessary.
RESPONSIBLITIES
It is important to make sure that all meters are read at the commencement
of the tenancy by the tenants and that a note is kept of the readings,
you must then contact your chosen service provider to apply for
the service. We cannot be held liable for any service not connected
on the move in date.
INFORMATION HELD
The information collected here will be secured by City Property
Lets Ltd under the terms of the Data Protection Act (1988).

the purpose of the Electronic Communications Act 2000 which I/we
incorporate into this contract with City Property Lets Ltd and is
intended to have legal effect.
